Employment Development Land

Burma Drive Site, Hedon Road, Hull

With a total site area of around 18 acres (7.3 Hectares) available, Burma Drive is the next 'big' employment land allocation in Kingston upon Hull. Burma Drive is within 3 miles of the City Centre, accessed via Marfleet Lane, east Hull, immediately north of Hedon Road (A1033). It is in close proximity the Hull's commercial docklands and Euro-Ferry Terminal thus providing excellent international trade links.

Kingston upon Hull is the major economic centre serving the East Yorkshire region. Road communications are excellent, with the M62/A63 carrying traffic directly into Hull. The Hull and Humber ports are a leading gateway for international trade, recently identified as the main port access to the U.K from the European Union. An estimated 25% of the country's seaborne trade passes through the Humber ports, increasing year on year. Over 1,000,000 passengers a year use the daily sailings to Rotterdam and Zeebrugge.

Burma Drive directly benefits from the £47 million Hedon Road improvement Scheme and is now selected by Yorkshire Forward as being a Strategic Employment Site.

Burma Drive offers a level site with recently constructed access road built to an adoptable standard. Serviced plot disposals are subject to Yorkshire Forward's standard Building Agreement designed to ensure that sites are immediately developed and maintain a high standard of development for the long term benefit of all parties.

The disposal of freehold land plots from 0.5 acres upwards is envisaged. Purchasers will be given a period to prepare a development scheme for the proposed site. Subsequently sites will be reserved for purchasers to allow for the planning process and preparation of standard legal documentation. A high level of interest has already been recorded and disposals may take the form of an Informal Tender Process.

This web based promotion is intended to provide a convenient and cost effective method of distributing information. The ongoing marketing campaign may lead to dates for the submission for informal tenders and therefore interested parties are recommended to refer to this website on a regular basis.

Interested parties should in the first instance contact Matthew Tomlinson (Scotts Property LLP, Hull Office) to confirm plot availability.

Please note the above freehold disposal is subject to Yorkshire Forward’s Build Out Agreement a copy of which is available on request.

If you have any further questions please do not hesitate to contact the undersigned otherwise I await your response.
