The Central Promenade site, extending to approximately 0.29 Ha (0.72 acres) and sitting on Cleethorpes Sea Front at the junction of Central Promenade, Sea Road and North Promenade, is a high profile development site suitable for the construction of a multi-storey mixed use scheme in accordance with the Central Promenade Development Brief.
The site is owned by the local authority, North East Lincolnshire Council, and is considered to have strategic importance in continuing the regeneration and renaissance of Cleethorpes as a tourist and leisure destination.
The site currently comprises a public house, a range of small retail units with forecourt area and public toliet facilities, however demolition works are scheduled to commence in late 2008. The intention is to demolish the existing structures down to foundation slab level.

The Promenade in Cleethorpes extends to three parts; North Promenade, Central Promenade and South Promenade. Providing an attractive sea front aspect of the resort, the Central Promenade area is recognised as being one of the primary tourist locations in the town and as such a Development Brief for the site was written and adopted by North East Lincolnshire Council in 2007. Within this Development Brief the site was identified as being suitable for mixed use development.
North East Lincolnshire Council are now seeking offers for this site from suitably experienced developers in order to facilitate the comprehensive redevelopment of the site in accordance with the Central Promenade Development Brief and other supporting documents.
It is important to all stakeholders that any redevelopment of the site adds to the economic well being of Cleethorpes and in addition to the leisure and tourism offer of the resort. The Central Promenade Development Brief and other accompanying documents are seen as being instrumental in achieving this aim.
Development proposals will be judged on a variety of factors including design quality and adherence to the Development Brief together with information contained within the Pre-Qualification Questionnaire (including the financial offer).
Development of the site will be by way of a building lease with a 999 year ground lease at a peppercorn ground rent being granted on completion. All demolition works will be undertaken by North East Lincolnshire Council prior to transfer of the site area.
